THE JOI PROCESS
Two phases. Seven steps. Zero guesswork. Here's how the JOI Process takes your home from first conversation to final reveal, without becoming a burden on your already busy schedule...

PHASE I. PRE-CONSTRUCTION
1. IDENTIFYING Laying the groundwork Your Job: Share your vision, your needs, your budget range, and all your requirements. Pay the Design & Management invoice. Our Job: Listen, and ask the right questions to fully understand what you are after and formulate an approach that makes sense within your budget. Educate you on realistic cost and timeline expectations for your specific goals. Conduct a thorough site evaluation. Develop a proposed layout, FF&E package, and design concept that delivers on your requirements for the space.
2. REFINING Developing a well thought plan Your Job: Share your honest feedback on our proposal, especially any concerns regarding lifestyle tailoring. Pay the materials/furnishings invoice. Our Job: Listen, absorb any feedback, and determine the appropriate adjustments to the layout and FF&E proposals to honor client requests while also protecting the integrity of the design. Collaborate with trades to firm up finer details and ensure that the final design will be compatible with the overall allocated budget. Confirm timeline and send relevant updates to client.
3. EXECUTING Pre-Construction preparation Your Job: Pay the invoices, sign the contractor service agreement. Our Job: Work with the GC to get the plans ready for permits. Send plans in for approval. Organize purchase orders for materials, fixtures, and furnishings. Submit orders to vendors and fabricators. Collaborate with trades on finer details to ensure a seamless client experience and professional results. Track expenditures and manage the timeline. Send relevant client updates via weekly emails.
4. FABRICATION Orders are in production Your Job: Relax. Our Job: Correspond with trades and vendors on order status. Answer fabricator questions pertaining to any design details, upgrades, or revisions. Make preparations with GC for upcoming construction phase. Track expenditures and timeline. Push any final orders to ensure a consolidated delivery within target timeframe. Send weekly email updates to client.

PHASE II. CONSTRUCTION & STYLING
5. CONSTRUCTION Demo begins Your Job: Relax. Our Job: Work with GC to coordinate site prep, demolition, and construction. Work with GC to troubleshoot if they encounter any hidden issues within the structure that will impact the project. Manage unexpected costs, and inform the client if issues arise that will exceed the allowed contingency fund. Send relevant updates to client via weekly emails.
6. QUALITY CONTROL We keep things on track Your Job: Relax. Our Job: Project oversight. We work with our team of project managers, trades, and specialists to ensure that your finished space and everything inside it is crafted and installed to meet our high quality standards. We document any necessary punchlist items, and handle the logistics to get your space ready to furnish.
7. COMPLETION Furniture installations & handover Your Job: Relax, and get ready for the big reveal. Our Job: Coordinate the necessary cleanings, followed by furniture deliveries, and installations of draperies, furnishings, AV equipment, office equipment, and artwork. Furnish beds and bathrooms (if applicable) with professionally laundered linens. Provide styling services for each room, personalizing the space to fit the client's lifestyle. Schedule final walk through with client, and provide them with their care binder, and (if applicable) closing concierge.
